The 111 Lyon Residences project is a transformational redevelopment of one of downtown Grand Rapids’ most iconic high-rise towers. Once known as the Old Kent Bank building, 111 Lyon is being reimagined into a vibrant, modern residential community while preserving its mid-century architectural legacy. The project will introduce a mix of updated residential units, enhanced amenities, and a refreshed presence at the city’s core.
SCOPE
The full-building renovation spans 10 floors, converting former office space into contemporary housing. Work includes complete mechanical, electrical, and plumbing (MEP) upgrades; interior demolition and reconstruction; elevator modernization; fireproofing; and the creation of all-new unit layouts, amenities, and corridors. The project preserves and updates structural components while preparing the building for long-term residential use.
TIMELINE
Construction began in early 2025 and is scheduled for phased completion through mid-2026. Each floor is being sequentially upgraded from the top down, ensuring efficient project flow and timely inspections.
KEY MILESTONES ACHIEVED
MEP inspections passed on multiple floors (June–July 2025)
Full demolition completed on levels 7–9; progressing on lower floors
Framing and drywall underway on floors 6–9
Fireproofing fully applied to the 10th floor
Interior wall framing and utility installation moving consistently floor by floor
First low-voltage systems and door frames installed as of July 2025
CURRENT STATUS
As of July 2025, the project has entered the mid-build phase. Mechanical, electrical, and plumbing systems are being finalized on the upper floors, with drywall and framing in progress on multiple levels. Floor prep and interior finishes are underway as the team works its way down to the 4th floor.
